In Spile and Potam, apartments rent June–September and sit silent the rest of the year. Stale air plus humidity means mould in the filters and the condensate tray; the unit that “didn’t work last year” usually needs a deep clean, not a replacement.
Owners are often abroad or in Tirana, with keys held by a neighbour or an agency. We work with before-and-after photo documentation, invoices by email and online payment — you don’t need to come to Himarë for a filter clean. And yes, we answer on WhatsApp in English.

Opening the season — the checklist for your rental apartment
Before the first guest, every apartment closed over winter should pass these checks.
- Deep clean of filters and coils after months of stillness
- Mould check and condensate tray inspection
- Refrigerant level — measured with instruments, not “eyeballed”
- Remote with fresh batteries and a short note for the guest
- Outdoor unit: no blockages, brackets free of rust
- A 15-minute cooling test in every room
- A photo report for the owner who is far away
This checklist takes about an hour per apartment — and saves an expensive repair plus a bad review on the rental platforms.
How we organise the spring in Himarë
In April–May we fix dedicated Himarë days: in one day we pass through several apartments for deep cleaning and refrigerant checks. The travel cost is shared — that is why we keep Himarë more affordable than it looks on the map.
In season (July–August) Himarë is on our daily Riviera corridor: emergencies from owners with a contract get priority, but even without one we arrive much faster than crews driving from Tirana with 24–48 hours of waiting and a €15–40 surcharge.

Common questions about Himarë
I live abroad — how do I open my apartment for the season?
Give us the contact of the agency or neighbour holding the keys; we run the full check, send before-and-after photos on WhatsApp and you pay online. Most of our Himarë clients work exactly this way.
The AC smells bad after winter — does it need replacing?
In most cases no: the smell comes from mould in the filters and condensate tray, solved with a deep clean. We check it for free — we only suggest replacement when the unit is truly at end of life.
When is the best time for the check?
April and May: before the first guests, before the diary fills up and before in-season pricing. From June onwards we mostly work on emergencies.
Do you maintain several apartments at once?
Yes — for property managers and rental agencies we fix dedicated days, passing through apartments in sequence at a better per-unit price. The quote is free.
